7272 Willoughby Ave Los Angeles, California
We are respectful of the wonderful legacy of traditional architecture in our cities and we address it through the restoration and expansion of architecturally significant buildings with careful consideration to their stylistic integrity.
This original 1926 spanish bungalow was updated preserving all its original character but adding the comforts of contemporary life.
Built originally by the movie studios across the street as a “walking distance” residence for their actors, the house had been built up to the four setback lines of the small 1,800 sf lot, preventing any future extension at ground level.
Adding a second story was out of the question for budget reasons, so the challenge was how to enlarge it legally without any addition.
Through smart manipulation of codes and design ingenuity, the existing 750 sf-1 bedroom-1 bathroom-1 parking-small kitchen house was transformed into a 950 sf-2 bedroom-1.5 bathroom-2 parking-large kitchen one without increasing the area or decreasing the size of any room.
